This is time framing your marketing—seeking an unconditional sale.

Placing urgency onto the buying market, marketing with an undisclosed price expectation.

Auction is usually considered the most effective method of sale.

The property can be sold prior to Auction date.

It is time limited – 3 week campaign provides enough time for potential buyers to view the property and decide whether it is for them.

Set Date of Sale

A date is set by which all offers must be received; similar to a tender

Some offers may be `unconditional cash’ offers, some may be `conditional’ on finance – there are many variables. The client gets to choose which offer suits you the best.

Potential buyers are not told what other offers are being made, so if they really want your property, they will offer their best possible price.

Just like an Auction, a Set Date of sale is time limited and is usually run over a three-week period. The property can be sold prior to set date.

Sale by Negotiation

Property placed in the market without a price.

Any offer will be presented to client for negotiation. Under the process of negotiation, the final agreed sale price derived.

Exclusive

This is giving us exclusive rights to market and sell your home for a fixed period of time – usually three months.

The main benefit of this is accountability. The Licensee salesperson and the company are the only ones marketing your home, therefore you need only phone one company to ask questions. Security of your home is better as the number of access is controlled. Eventually, our company is ultimately responsible.
